For Sale: Cheap Ranch and Farm Land!
I am going to let you in on a secret. Land in Oklahoma is too cheap! How do I know? Great question. I own McMar Financial, http://www.McMarFinancial.com.. McMar Financial is a financial lending company located in Western Oklahoma.. McMar Financial provides farm and ranch loans nationwide from a 100 acre hobby farm loan in Oklahoma to 5,000 plus acre ranch loan in California. We have provided financing for dairies, vineyards, strawberry farms, sod farms, recreational hunting ranches, hay farms to wheat and cattle ranches. In doing so I have looked at hundreds of farm sales nationwide. In reviewing those sales the same thought keeps running through my mind, Land is to cheap in Oklahoma.
I have recently purchased 320 acres in Major County, Oklahoma. The 320 acres in Major County I purchased has 3 ponds, 60 acres of cultivation with the balance in native pasture. I paid roughly $500.00 an acre. My father-in-law who is a full time rancher/farmer in Woods County, Oklahoma purchased 160 acres for $98,000.00. It is 135 acres cropland with the balance in native pasture. Of course, if you talk to him he would say he paid too much, but what would you expect him to say?
When I compare the price per acre or the price per animal unit of these sales versus the sales nationwide of current clients it is plain to see that Oklahoma farm and ranch land is too cheap.
Three current clients’ stories come to mind, when I compare farm and ranch land prices nationwide.
One is a consultant for a major oil company. He travels with his job and wanted to buy land for retirement. When he called me for a farm loan he was looking to buy land in Colorado, Missouri, Texas, Kansas or Oklahoma. I told him no problem we could lend nationwide, just let me know where he decided. He bought land in Southeastern Oklahoma because after spending a lot of hours looking at land in each state, Oklahoma for comparable land was the best price per acre.
Another client lives in Nebraska. He sells rodeo stock and wanted more land to improve his operation. He bought 320 acres of cultivated farm land in Kingfisher County, Oklahoma for roughly $1,000.00 per acre. In visiting with him he said he would not be able to buy as many acres for the price in Nebraska, and it simply made since to buy the same quality land where it was cheaper.
A third client owns several thousand acres in Oregon. Because of the push from the coast land prices in his area has risen in price so fast he is not able to expand his operation. In talking with him he is able to sell his ranch, using a 1031 exchange, and buy land in Oklahoma. This purchase will allow him to double his ranch size and increase his profits, simply by trading land in Oregon for land in Oklahoma.
As population increases more and more farmers and ranches are being pushed out of their current state due to land prices. As this continues Oklahoma farm and ranch land will continue to increase in price due to demand. Oklahoma farm and ranch land is cheap, FOR NOW!!!
